Most 55+ communities hand you one golf course and call it a day. Victory at Verrado gives you two very different courses on a single membership — and that’s the part buyers tend to underestimate. If golf is a big reason you’re looking at the West Valley, this is worth understanding before you buy.
Here’s the short version, then the detail. Victory is the 55+ community up on the higher ground inside the larger Verrado master plan in Buckeye. Join the golf club and you can play The Victory Course up top and the Founders Course down in the main community. Two rounds, two moods, one membership.
The Victory Course — built for the rest of us
The Victory Course was designed by PGA Tour champion Tom Lehman, and he designed it on purpose for regular players. It’s an 18-hole, par-72 layout that stretches from about 4,646 yards up front to 7,258 from the back tees — so there’s a comfortable game here whether you still bring it or you’ve made peace with the forward tees.
What makes it fun is the two-nine split. The front nine takes you on a long journey through the base of the White Tank Mountains, with a few holes that ask for your best tee shot to carry the desert. The back nine meanders through the neighborhood and hides some of the most interesting golf in Arizona — blind tee shots, short drivable par 4s, and what the course itself calls the coolest finishing hole in the state.
Don’t mistake playable for easy. Lehman left fast greens and real risk-and-reward decisions to keep good players honest. But play it from the right set of tees and, as the course likes to say, everyone has a shot at par. And the setting does a lot of the work: green fairways beneath towering rock faces, with granite boulders scattered across the high desert.
The Founders Course — the celebrated one
Down in the main community sits the Founders Course, the more decorated of the two. It was designed by Tom Lehman together with architect John Fought, and it’s a dramatic mountainside course — massive rock outcroppings, wide desert washes, picturesque box canyons, and real elevation changes, with views of the White Tanks and the Phoenix skyline. It has ranked among GolfWeek‘s “Best Courses You Can Play.”
It’s an 18-hole, par-72 layout that plays to nearly 7,300 yards from the tips — a genuine test for a strong player. But Lehman and Fought built in generous landing areas and five sets of tees, so players of every level get a legitimate chance at par. Down at the course, the Verrado Grille handles lunch, dinner, and a Sonoran Desert sunset from the patio.
Two courses, two completely different rounds — one up on the ridge with the long views, one worked into the folds of the mountains. You won’t get bored playing the same place twice a week, because it never quite feels like the same place.

The Victory Golf Playground is a 12-acre practice facility with a driving range and five short-game holes running from 50 to nearly 100 yards. It’s a genuine place to practice, not a strip of mat behind the clubhouse. For a lot of members, that alone quietly takes strokes off the card.
What golf actually costs here
Let’s be clear about one thing, because it trips people up all over the Valley: golf is not included in your HOA dues. Your Victory and Verrado association fees cover the clubhouse, pools, fitness, and community upkeep — not your golf. Club memberships and green fees are a separate cost, and you should budget for them if you plan to play regularly.
That’s not a knock on the community. It’s how nearly every resident-adjacent golf club in Arizona works. The mistake we see is buyers assuming golf is baked into the dues, then getting surprised. Plan for it up front and there’s no surprise.
