Arizona 55+ RV parking: can you keep an RV at home?

Here’s the honest answer on Arizona 55+ RV parking, with the real 55+ community RV rules from the recorded CC&Rs, the rare places you can keep a rig at home, and where the storage lots are.

If you own an RV, sort this out before you buy, because almost everyone assumes the wrong answer. Snowbirds and full-timers picture the motorhome parked beside the garage, ready to roll. However, that’s rarely how it works. Founder Jarl Kubat has spent 22+ years helping RV owners buy in the Valley, so Arizona 55+ RV parking is one of the first things he asks them about.

The short answer

For Arizona 55+ RV parking, the rule is simple: in most communities, you can’t keep an RV at your home. Instead, it can sit in your driveway only long enough to load and unload, often 72 hours or less. Still, there are real exceptions: a few older communities, a few homes with RV garages, and communities with an RV storage lot nearby.

Arizona 55+ RV parking rules, community by community

These 55+ community RV rules come from each community’s recorded CC&Rs. In other words, they’re written into the deed, so a new owner can’t change them. So here’s how long an RV, boat, or trailer can stay at the house.

West Valley 55+ community RV rules

The Grand (formerly Sun City Grand)Up to 72 hours in any 30 days. However, small vans and mini-motorhomes up to 7 ft tall and 18 ft long, used for everyday driving, are exempt.
Heritage at AsanteIn the driveway up to 72 hours in any 7 days to load or unload. Also, vehicles over 8 ft tall or 24 ft long can’t be visible.
CantaMiaUp to 24 hours in the driveway to load or unload.
Corte BellaUp to 36 hours for trip prep, with a dated pass from the gate and a 7-day gap between uses.
PebbleCreekNo motor homes, trailers, or boats visible from neighbors or the street. Mini-motorhomes up to 7 ft tall and 18 ft long, used for everyday driving, are the exception.
SunDanceNo RVs, boats, or trailers parked or stored anywhere in the community. Pickups up to 1 ton are fine.
Westbrook VillageBoats, trailers, and campers must be inside an enclosed garage or in a Board-set area, not on the driveway or street.

East Valley and other 55+ community RV rules

Meanwhile, the East Valley and outlying communities follow the same pattern, with a few twists.

Arizona 55+ RV parking exceptions worth knowing

Now here’s the part you won’t find on the big listing sites. Among the Valley’s established 55+ communities, keeping an RV at home comes down to a short list.

Park it on your lot: Dreamland Villa and Velda Rose

We know of two 55+ communities where you can park an RV on your own lot: Dreamland Villa in Mesa, and likely Velda Rose Estates, also in Mesa. Both are older, owned-land communities built long before today’s strict vehicle rules. Still, confirm the current rule at Velda Rose before you count on it, because the association can set size limits.

An RV garage on the house: Heritage at Asante

Rarer still, a small number of homes in Heritage at Asante in Surprise were built with an RV garage attached to the house. As a result, your rig lives in its own garage, out of the sun. It’s the only Phoenix-area 55+ community we’ve seen that built them, and the builder no longer offers them. So when one comes up, it goes fast, and it helps to have someone watching for you.

If your rig fits in a garage

Some communities, such as Sun City, Westbrook Village, and Mission Royale, allow a boat, trailer, or small RV that’s kept inside a garage. For example, a small travel trailer or a boat may fit in an extended or third-car garage. In that case, the size of the garage matters more than the rules, so measure before you buy.

Everywhere else: Arizona 55+ RV parking at a storage lot

For most communities, however, “RV-friendly” means one thing: there’s a secured RV storage lot nearby. You lease a space there, and your rig lives a short drive from home. That’s still a real convenience, because a spot minutes away beats towing across town.

Even so, Arizona 55+ RV parking at the house works the same at every one of these. The rule at the house is still the same: load and unload only, and then the RV goes back to the lot.

Arizona 55+ RV parking: three things to confirm

  • Is a space open? Popular lots often have a waitlist, sometimes for months. In fact, buying the house doesn’t get you a space.
  • Will your rig fit? Most lots cap length and height, so a 40-foot Class A may not fit where a small trailer does.
  • What does it cost? Storage has its own monthly or yearly fee, on top of your HOA dues.

What about RV resorts?

There are also 55+ RV and park-model resorts, where the park model or RV setup is the home. That’s a different kind of property, with its own costs and rules. Can I park my RV in my driveway in an Arizona 55+ community?

Usually only to load and unload, because Arizona 55+ RV parking rules are strict. For example, Sun City West allows up to 72 hours a month, while CantaMia allows 24 hours. After that, the RV has to go to storage.

Which Arizona 55+ communities let you keep an RV at home?

Very few. Dreamland Villa, and likely Velda Rose Estates, allow it on the lot. Also, a few Heritage at Asante homes have attached RV garages, and some communities allow a rig that fits inside a garage.

Can I keep my RV or boat in my garage?

In many communities, yes, if it fits and the door closes. Sun City, Westbrook Village, and Mission Royale all allow it. Still, check the exact CC&Rs first.

Storage & buying

Are Arizona retirement communities RV friendly?

Many are, through a nearby storage lot. Sun City West, The Grand, PebbleCreek, Sun Lakes, Leisure World, and Robson Ranch all have storage close by. However, spaces can have a waitlist.

Does buying a home come with an RV storage space?

No. Instead, you sign up for a space separately, and popular lots often have a waitlist. So ask about the wait before you buy.

Can I build an RV garage on my lot?

Rarely. Most lots are too small, and any addition needs architectural approval under the CC&Rs. That’s why the few homes that already have one are so sought after.
