Sunland Village: Mesa’s Original 55+ Golf Community
Planning a retirement move to the East Valley on a sensible budget? Then Sunland Village in Mesa, an established 55+ retirement community, is worth a look if you’re browsing Sunland Village homes for sale. It’s built around its own 18-hole executive golf course, with some of the lowest HOA dues in the Valley.
Sunland Village is one of Mesa’s original 55+ retirement communities. In fact, it was built between 1974 and 1984, and about 2,685 homes wrap around its own 18-hole golf course. It’s established, friendly, and genuinely affordable. In other words, it’s the kind of place where neighbors know each other and the dues stay low.
Founder Jarl Kubat has spent 22+ years helping buyers and sellers in Arizona 55+ and retirement communities, in the West Valley and the East Valley alike. Although he lives in Arizona Traditions in Surprise, he has walked a lot of homes here with buyers over the years. So when someone wants a low-cost way into a real golf community, this is one we point them to again and again.

An established, affordable value in east Mesa
First of all, people notice the price of entry. For example, the annual HOA is one of the lowest of any golf community in the Greater Phoenix area. Also, the homes were built in an era when they were made to be lived in, not oversized. Then add an easy location near the US-60 and Superstition Springs. That’s why Sunland Village stays a popular retirement community with year-round residents and winter visitors alike.
Because these are some of Mesa’s older active adult homes, the mechanicals matter more than the finishes. In other words, that means the roof, HVAC, plumbing, and electrical. That’s exactly what we look at when we walk a home with you, so you know what it needs, and roughly what it’ll cost, before you’re committed.
Homes in Sunland Village and how they’re built
First, you’ll find a mix of home types here: single-family homes, lower-maintenance patio homes, and condos. Most are single-level. Also, the community was built in the era of the covered carport, so many owners have since enclosed theirs into a garage or hobby room.
Second, the original plans go by number, and they step up in size like this:
| Plan | Livable sq ft | Beds / baths |
|---|---|---|
| Plan 200 | 1,080 | 2 / 1 |
| Plans 300–500 | 1,309–1,538 | 2 / 2 |
| Plans 600–800 | 1,628–1,952 | 2 / 2 |
| Plan 900 | 2,060 | 3 / 2 |
Most plans set the main suite apart from the guest room, which works well when family visits. However, many homes were changed over the years, so we always confirm the real square footage, rooms, and parking on any home you like. So for every model on its own line, see our Sunland Village floor plans page.
Sunland Village golf, pickleball and daily life
The golf course
First, the community is built around the Sunland Village Golf Club, an 18-hole executive course. Specifically, it plays to par 62 and about 3,623 yards, with a course rating near 56.5 and a slope near 80. As a result, it’s an easy-walking, quick-playing layout, and Rochester’s restaurant sits at the clubhouse. Indeed, for many active adult golfers, that’s the sweet spot: a real round you can finish in a morning, steps from home. In short, easy golf is a big reason Sunland Village works so well as a retirement community.
Keep in mind that the course runs as its own golf club, separate from the association. So your HOA dues don’t fund the golf, and green fees and memberships go through the club. Therefore, for current rates and tee times, check the golf club’s site. Want to live on a fairway? Then browse the live golf course homes for sale.
Pickleball
Next, pickleball players have 8 outdoor courts on the north side of the community, with permanent nets and lines and lights for evening play. Just like the pools and the clubhouse, the courts are a community amenity, and an active club organizes play. So to see how this compares with other communities, visit our Arizona 55+ pickleball communities page.
Pools, clubs and the clubhouse
Beyond golf, there’s plenty to do. For instance, you’ll find three swimming pools plus a spa, a fitness center, and tennis. There’s also a busy hobby and craft scene, with a library and a woodworking shop. Finally, for the latest list of clubs and events, see the official Sunland Village association site.
Compare the courses: each of Mesa’s Sunland communities has its own course, so see them side by side on our Sunland golf courses page.
