Robson Ranch is a Robson-built, guard-gated 55+ community in Eloy, near Casa Grande, in the flat open country between Phoenix and Tucson. It’s still being built — planned for about 4,600 homes, which will make it the largest active adult community in the Casa Grande area. That means a brand-new home is genuinely on the table alongside resales.

Robson builds well — if you know PebbleCreek in Goodyear, this is the same company — and Robson Ranch has a couple of amenities that punch well above the price. Let’s start with the one that turns heads.

Sixteen pickleball courts

Sixteen. Plus four tennis courts and a softball field.

For context: Heritage at Asante has twelve pickleball courts and we called that a strong setup. Arizona Traditions has six. Robson Ranch has sixteen — one of the largest pickleball complexes of any 55+ community we sell, with an active club behind it. If pickleball is a real reason you’re moving to a 55+ community, this belongs at the top of your list.

Golf — and you don’t have to join

The Robson Ranch Golf Club is an 18-hole championship course — rolling fairways, elevated tees, natural desert areas, and well-placed bunkers.

Here’s the part that matters for your wallet: it’s semi-private, with membership options, and it’s also open to the public. There is no mandatory golf membership — you pay to play, or buy a membership only if you want one. That’s a real difference from the private country club communities like Trilogy at Encanterra or Sterling Grove, where a club membership is required whether you golf or not. The homes

Robson Ranch offers villas and single-family homes, available as new construction from Robson or as resales. Because the community is still building, you can choose your plan, lot, and finishes from the builder — or buy a resale that’s move-in ready with the landscaping and upgrades already done.

The value here is real. Eloy is farther out than the metro communities, and the pricing reflects it — you generally get more home, and more lot, for the money. If space and value matter more to you than being close to the airport, that trade can work strongly in your favor.

Buying a townhome? Townhomes carry a separate fee, and it varies. As with any attached home, we verify exactly what that fee is — and what it covers — on the specific unit before you get attached to it. Find one you like and call us.

At closing you’ll pay about $3,250 in the capital improvement and transfer fees, on top of your down payment and normal closing costs. Golf, if you want it, is separate.

Not 55 yet? There may be a door open.

Federal housing-for-older-persons law lets an age-restricted community keep a limited share of its homes occupied by residents under 55, and builders use that room. While Robson is still building here, they can generally sell a new home to buyers as young as 45.

After buildout, it’s the community’s own decision whether to keep allowing a share of under-55 residents — most do, some don’t, and the percentage varies. It’s never automatic.

Don’t guess. The policy belongs to the builder and the association and can change. Call us and we’ll confirm exactly where Robson Ranch stands right now, in writing, before you write an offer.

Buying new from Robson? Talk to us first.

Robson is still building at Robson Ranch, so a brand-new home is on the table. But here’s something a lot of buyers don’t realize: you can — and should — have your own agent when you buy new construction. The agent in the Robson sales office represents Robson. Ours represents you.

On new-home purchases, the builder typically has buyer-agent representation built into their program. We’ll walk you through exactly how it works — in writing — before you commit.

  • Spot and negotiate builder incentives — rate buydowns, closing-cost credits, design-center dollars.
  • Read the builder’s contract closely and protect your interests.
  • Compare a new build honestly against the resales here — landscaping, window coverings, and appliances usually aren’t in a base price, and they add up.
  • Track the build and keep the builder accountable through closing.

One rule worth remembering: reach out before you step into the sales office. Many builders require your agent to register with you on that first visit for us to represent you. A quick call first protects your right to have us on your side.

Location — the honest version

Robson Ranch is in Eloy, right on Interstate 10, roughly midway between Phoenix and Tucson. This is the biggest single thing to weigh, so let’s be straight about all of it.

Eloy itself, and where you’ll actually shop

Let’s be honest: Eloy is an older town, and there isn’t much in it. You won’t do your real shopping there. What you’ll do is drive a few minutes to Casa Grande, which is the hub for this whole area — grocery, restaurants, big-box stores, medical, the things you need day to day. Casa Grande has grown a lot and keeps growing, and it’s close. So while the address says Eloy, your life mostly happens in Casa Grande, and that’s a much easier sell.

The drive to the airports — and this is where it gets interesting

Because Robson Ranch sits between the two cities, you’re within about an hour of two airports, not one:

Worth knowing about the two airports: Sky Harbor is the big one — more flights, more nonstops, and usually cheaper fares because of the competition. Tucson International is smaller, with fewer routes, and it’s often a bit more expensive to fly in and out of. So most of the time you’ll drive the extra bit to Sky Harbor for the better deal — but on a day when Tucson has the flight you want, it’s right there too. Two airports within an hour is a genuine convenience most communities can’t offer.

Who this location is really for

You’re not twenty minutes from a big-city hospital or the airport, and for some buyers that’s a dealbreaker — we’ll say so plainly. But here’s the case for it: your money goes considerably further out here (more home, more land, lower cost of entry), it’s quiet and open with big desert skies, and Casa Grande handles the everyday. And the one nobody thinks about until it applies to them: if your kids or grandkids are in Tucson rather than Phoenix, Robson Ranch may actually be closer to your family than any Phoenix-area community would be. Sitting on the I-10 corridor between the two cities is convenient in a way the map doesn’t show at first glance. Make the drive, both directions, before you decide — we’ll go with you.

Is Robson Ranch right for you?

A great fit if you…

  • Play pickleball. Sixteen courts. This is the headline.
  • Golf, but don’t want to be forced into a mandatory club membership.
  • Want a brand-new Robson home and the value that comes with buying farther out.
  • Have family in Tucson, or split the difference between Tucson and Phoenix.
  • Will use an indoor lap pool and a real creative arts center.
  • Want more home and land for the money, and don’t need to be near the airport.

What is the $600 restaurant minimum?

Robson Ranch asks residents to spend at least $600 a year — about $50 a month — at the on-site Ranch House Grill. It’s not a fee that disappears; you get dinner for it. It keeps the restaurant healthy and actually open, which is why it’s good, rather than the empty clubhouse café you find where dining isn’t supported. Most buyers decide a restaurant they’ll use anyway is worth it; just know it’s there.

What are the HOA fees?

$1,737 semi-annually — $3,474 a year, or about $290 a month. At closing there’s a $2,900 capital improvement fee, a $350 transfer fee, and a $50 disclosure fee — about $3,250. There’s also the $600/year dining minimum. Townhomes carry a separate, varying fee — call us on a specific unit. Golf is separate. Confirm all figures with the association.

Can I still buy a brand-new home here?

Yes — Robson is still building, with about 4,600 homes planned. You can buy new, take a quick move-in home, or buy a resale. Talk to us before you visit the sales office; that’s what protects your right to your own representation.

Is Robson Ranch gated?

Yes — it’s guard gated, with a staffed gate. Residents get through easily; visitors check in.

Isn’t Eloy really far out? Where do I shop?

Eloy is an older town and there isn’t much in it — you’ll do your real shopping in Casa Grande, a few minutes away, which handles grocery, restaurants, big-box, and medical and keeps growing. On distance: Robson Ranch sits on I-10 midway between the metros, so you’re about an hour from Phoenix Sky Harbor (~62 miles, north) and about an hour from Tucson International (~55–60 miles, south). Sky Harbor is bigger with cheaper fares; Tucson is smaller and usually pricier, but it’s right there when it has the flight you want. If your family’s in Tucson, this may be closer to them than any Phoenix-area community. Your money also goes much further out here. Make the drive both ways before you decide — we’ll go with you.
