The story behind Robson communities in Arizona

Robson is Arizona’s home-grown answer to the resort 55+ community. In 1972, Ed Robson broke ground on Sun Lakes, south of Chandler, and set out to build something more resort than subdivision — golf at the center, big clubhouses, and a real sense of place. More than 50 years later, Robson Resort Communities is still family-owned (see the company’s own story). Over time, it has carried that same formula from Sun Lakes to PebbleCreek in the West Valley and Robson Ranch down in Eloy (plus communities in Texas). In fact, it celebrated its 50th anniversary in 2022.

Through all those years, one thing has stayed the same. Robson communities in Arizona still put resort living first: championship and executive golf, resort clubhouses, and homes where you own the land. Founder Jarl Kubat has spent 22+ years inside these communities, so he knows how they really compare.

What sets Robson communities in Arizona apart

A few things show up again and again. For one, Robson builds for a resort feel — big, well-run clubhouses, multiple pools, and golf that’s part of the community rather than an afterthought. Also, the company is family-owned, not a national public builder. As a result, residents often say the communities feel more close-knit. In addition, in most Robson communities you own your land outright. However, what you trade for the upscale feel is usually price. Robson homes and dues often sit a notch higher than a comparable non-golf community. That’s exactly the kind of trade-off we help buyers weigh when planning a retirement move to Robson communities in Arizona.

Awards & recognition: Across 50-plus years, Robson’s resort communities have built a strong industry reputation, and they often rank among Arizona’s top-selling active adult communities. Ask us if you’d like details on any current awards.

Robson RanchStill building

City: EloyBuilt: 2006–Homes: ~6,000*Gated: YesGolf: 18-holeAge: 40/55+

Robson’s active new-build community, a guard-gated resort in Eloy still growing toward its planned size. As a result, you get newer homes and lower entry prices, with the honest trade-off of a location farther from the Valley.

Reading the cards: home counts are approximate (*), so confirm them before you rely on them. “Age” is the minimum to buy (Sun Lakes allows one occupant as young as 40). The five Sun Lakes clubs run about 9,800 homes all together and share amenities in pairs. Meanwhile, at every Robson community, HOA dues cover the common areas. Golf runs on its own membership and fees, separate from your dues.

Which Robson communities in Arizona are still building?

Two. Robson Ranch in Eloy is Robson’s active new-build community, and PebbleCreek in Goodyear is in its final stretch, with limited new inventory. By contrast, the five Sun Lakes communities are older, settled neighborhoods, and they sell as resales. If either new community interests you, please read the note just below before you contact the builder.

⚠ Buying new construction? Contact us FIRST — before the builder.

This is the one thing that often trips buyers up. If you tour a builder’s model home or register on the builder’s website without your own agent, the builder can refuse to let us represent you afterward — and you lose an advocate for the rest of the build. That’s why, before you reach out to Robson about Robson Ranch or PebbleCreek, contact us first. We’ll get you registered with us from day one. Then we’ll represent you through the incentives, the lot premium, and the contract, with someone on your side of the table. More on our new build homes in Arizona 55+ communities guide.

Robson retirement communities in Arizona: FAQ

Retirement lifestyle and gates

Is a Robson community a good place to retire?

For buyers who want a resort-style, golf-centered retirement, Robson communities are some of the strongest choices in Arizona. The communities have rich amenities and strong management. Also, the builder is family-owned with a 50-plus-year track record, and in most you own your land. Still, they tend to price a bit higher than a comparable non-golf community. Whether that’s worth it depends on how you want to live, and we’re glad to talk it through.

Are all Robson communities gated?

No. Within Sun Lakes, Sun Lakes Country Club and Cottonwood are open, while Palo Verde and the IronOaks communities (Ironwood and Oakwood) have guard gates. Meanwhile, PebbleCreek has gated sections, and Robson Ranch has gates as well. We’ll confirm the exact setup for whichever community you’re considering.

New homes and land in Robson 55+ communities

Does Robson still build new homes in Arizona?

Yes — Robson Ranch in Eloy is still actively building, and PebbleCreek in Goodyear is in its final phase with limited new inventory. In contrast, the five Sun Lakes communities sell as resales. So if you buy new, contact us before the builder so we can represent you.

Do you own the land in a Robson community?

In most Robson communities, yes — you own your home and the land it sits on, with no lot rent. In other words, that’s a big difference from the land-lease resorts you’ll see elsewhere. We confirm ownership and all fees in writing before you buy.
