Curious about Encore at Eastmark? Reach out any time — we’re glad to help.
Encore at Eastmark is one of the newer 55+ communities in the Valley. In fact, Taylor Morrison built it inside the popular Eastmark master plan in southeast Mesa, with about 973 single-level homes and a 15,000-square-foot private clubhouse. The builder has finished construction, so it’s now a resale community. That means you can buy a modern, energy-efficient home without waiting on a build. So if you want newer homes and an active lifestyle, this is one to see.
Why you can trust this guide
Founder Jarl Kubat has spent 22+ years helping buyers and sellers in Arizona 55+ and retirement communities, across the West Valley and the East Valley. He also lives in Arizona Traditions in Surprise, so he knows 55+ community life as a neighbor, not just as an agent.
That’s why this page covers what a brochure skips: the two sets of HOA dues, what you really pay at closing, and how the private club fits with the larger Eastmark community.

Why buyers choose Encore at Eastmark
- Some of the newer homes in the Valley. Modern layouts, current finishes, and energy efficiency, without the wait of new construction.
- A resort-style private club. In fact, the 15,000 sq ft Encore Club is the social heart of the community.
- Single-level living. Every home is single-level with ground-level entry, so it’s easy and accessible.
- Two sets of amenities. You get Encore’s private club, as well as everything the larger Eastmark community offers.
- A handy southeast-Mesa location. Close to shopping, dining, the Loop 202, and Phoenix-Mesa Gateway Airport.
Where Encore at Eastmark sits
For one thing, Encore sits inside Eastmark, one of the Valley’s most popular master-planned communities, in southeast Mesa. As a result, you’re near lots of newer shopping and dining, with quick access to the Loop 202 (Santan) and Phoenix-Mesa Gateway Airport. However, downtown Phoenix and Sky Harbor are a longer drive. That’s the trade-off for living on the growing southeast edge of the Valley. Still, for buyers who want newer surroundings and an easy hop onto the highway, the location works well.
The Encore Club & Eastmark amenities
Simply put, Encore residents get the best of both worlds. First, there’s your own private Encore Club, about 15,000 square feet built just for the 55+ community:
- A fitness center and a resort-style outdoor pool.
- Tennis and pickleball courts.
- Bocce courts, billiards, and arts & crafts studios.
- A library, a café, and locker rooms.
The pickleball and tennis courts belong to the community, so your HOA dues help run them. Even so, we’ll confirm the current court count, hours, and any club dues for you. You can also see how other communities compare on our Arizona 55+ pickleball communities hub.
A nice perk worth understanding
Because Encore is a 55+ enclave inside the all-ages Eastmark master plan, the amenities work in one direction. Encore residents can enjoy Eastmark’s master amenities (its parks and community features), but Eastmark’s family residents can’t use the private Encore Club. So as an Encore owner, you get both your own club and the wider Eastmark lifestyle. Some access details may involve specifics or fees, so we’ll help you sort out exactly what’s included before you buy.
Want family close by?
Here’s an option some buyers love. In addition, the wider Eastmark community has all-ages homes too. So if you’d like to be near your kids or grandkids, or a family member wants to live minutes away instead of in the 55+ section, they can buy in Eastmark proper. See Eastmark family homes for sale, and we’re glad to help both households at once.
Golf near Encore at Eastmark
To begin with, Encore is a smaller community, and it does not have its own golf course. If golf matters to you, the good news is there’s public golf close by. The nearest is Toka Sticks Golf Club in Mesa, a traditional 18-hole course with reasonable green fees. Meanwhile, a little farther out, you’ll find the Trilogy Golf Club at Power Ranch in Gilbert and Augusta Ranch in Mesa. Because none of these belong to Encore, your HOA dues don’t pay for golf; you pay to play or join at the course you pick. We’re happy to point you to the courses that fit your game, and our golf course homes guide shows East Valley communities with golf inside.
Encore at Eastmark age rules
Encore at Eastmark is an age-restricted 55+ community, even though the surrounding Eastmark master plan is open to all ages. However, the exact rules on who can live here, including any limited allowance for younger residents and how long grandkids can visit, are set in the community’s governing documents. Rules like these can change, so before you look at Encore at Eastmark homes for sale, we’ll pull the current CC&Rs and confirm the age rules for you.
The Encore at Eastmark market right now
At last check there were about 14 Encore at Eastmark homes for sale, with asking prices from about $415,000 to about $758,000. Over the last 90 days, eight homes sold, from about $420,000 to $690,000.
| Last 90 days (as of September 30, 2026) | About |
|---|---|
| Middle (median) sale | $558,750 |
| Average sale | $559,560 |
| Share of list price paid | 99% |
| Price per square foot | $302 |
| Days on market | 89 |
In other words, sellers here got close to full asking price. On the other hand, only one home was under contract at report time, so buyers had real choice. Still, with just eight sales, a single sale can move the averages, which is why we refresh this one quarterly. For example, the homes that sold were built from about 2015 to 2020, with two or three bedrooms and about 1,330 to 2,310 square feet.
Still, prices change as homes get reduced and the market shifts. So call or text (480) 710-6326 to check today’s numbers. You can also compare Encore with 49 other communities on our Arizona 55+ market update.

Homes at Encore at Eastmark
All Encore at Eastmark homes for sale are single-level with a ground-level entry, built by Taylor Morrison in a range of modern floor plans. Because it’s one of the Valley’s newer 55+ communities, the homes are up to date, efficient, and largely move-in ready. Since the builder has sold out, homes now come up for resale, so features and upgrades vary from home to home. Also, these are all single-family homes, and we’ll pull the full details on any home you like.
Buying a newer home? Even so, a newer home deserves a proper inspection. Also, with homes built around 2015 to 2020, most short-term builder warranties have ended, though some longer structural coverage may remain. That’s part of what we check for you, so you know exactly what you’re getting.

Encore at Eastmark HOA & fees (2026)
Because Encore sits inside Eastmark, there are two associations: the Encore HOA and the Eastmark master association. So when you compare Encore at Eastmark homes for sale, budget for both. Here are the current 2026 figures.
| Fee | 2026 amount | Notes |
|---|---|---|
| Encore HOA (monthly) | $245 | Private Encore Club & common areas |

| Total at closing | about $985 | Transfer plus Encore capital improvement |
| Eastmark capital improvement (one-time) | Confirm | A separate one-time master fee may apply; we’ll confirm the current amount |

That’s why we add it all up and confirm the current numbers for the specific home before you buy. To see how these costs stack up, compare them on our Arizona 55+ HOA fees page.
