Ironwood vs. Oakwood: Which IronOaks Community Fits You?
Same guard gate, same golf, same clubhouse and same HOA. So in this upscale IronOaks retirement community, the real difference comes down to one thing — the homes. Here’s how to choose.

If you’re shopping Sun Lakes from out of state, Ironwood and Oakwood are the two names that keep coming up together — and for good reason. They run as a single country club called IronOaks. As a result, the two sides of the IronOaks retirement community look almost identical on paper. That’s why so many buyers get stuck on Ironwood vs Oakwood. Here’s the honest breakdown, so you can pick the right one before you ever get on a plane.
First, what the IronOaks retirement community actually is
Sun Lakes isn’t one community — it’s five separate country club communities south of Chandler. Two of them, Ironwood and Oakwood, join together as IronOaks Country Club. So if you live in either one, you share everything across both: more than one golf course, a big shared clubhouse, pools, and courts — the most to do of any pairing in Sun Lakes. Both are guard gated with a guard on duty 24/7. They also run about the same monthly HOA.
So when you choose between them, you’re not choosing amenities — those come with either address. Instead, you’re choosing the home.
Ironwood vs Oakwood: the one difference that matters is the homes
| Ironwood | Oakwood | |
|---|---|---|
| Built | 1987 (4th of the five) | 1994 (the newest in Sun Lakes) |
| Home styles | All single-family, no townhomes | Single-family and townhomes |
| Feel | Larger, upscale, established | Newest homes in Sun Lakes, more modern |
| Guard gate | Yes, 24/7 | Yes, 24/7 |
| Amenities | Full IronOaks (shared with Oakwood) | Full IronOaks (shared with Ironwood) |
| HOA | ~$253/mo | ~$253/mo (townhomes add a separate fee) |
In other words, that’s the whole decision in one table. Ironwood gives you the larger, higher-end single-family homes of an established guard-gated community. Meanwhile, Oakwood gives you the newest homes in all of Sun Lakes — and the only guard-gated townhomes in town.
🔑 The townhome angle only Oakwood has
Oakwood is the only guard-gated Sun Lakes community with lock-and-leave townhomes. So if you want low-maintenance living, a guarded gate, and the full IronOaks amenity set, Oakwood is the single address that checks all three boxes. Still, there’s one thing we always pin down first: Oakwood townhomes carry a monthly fee on top of the community HOA, and what it covers varies from one to the next. That’s why we get the exact amount and what’s included in writing before you offer — never assumed.
Ironwood vs Oakwood: which one is right for you?
Choose Oakwood if you…
- Want the newest homes in Sun Lakes, with a more modern feel.
- Like the idea of a lock-and-leave townhome behind a guarded gate.
- Want low maintenance without giving up the full IronOaks amenities.
Choose Ironwood if you…
- Want a larger, upscale single-family home in an established setting.
- Don’t need a townhome — you’re after square footage and a bigger lot.
- Want the fullest social and golf calendar in Sun Lakes, at the higher end.
Either way, you get the same gate, the same golf, and the same clubhouse. In fact, this is one of the few retirement decisions in Arizona 55+ living where you truly can’t pick wrong on amenities. You’re just matching the home to how you want to live.
A fee detail worth knowing
Oakwood has an optional yearly fitness-center fee — you pay it only if you use the gym, because it’s not part of everyone’s HOA. Also, golf at IronOaks has its own membership and play options, separate from your HOA, and those change over time. So before you buy, we confirm the current HOA, any townhome fee, and the golf options in writing so there are no surprises.

- Palo Verde — the other guard-gated Sun Lakes community, its own courses.
- Sun Lakes Country Club — the original, and the most affordable of the five.

What is IronOaks Country Club?
IronOaks is the shared country club of two Sun Lakes communities, Ironwood and Oakwood. They run together as one club, so living in either gives you the amenities of both — more than one golf course, a big shared clubhouse, pools, and courts. In fact, it’s the most amenity-rich pairing of the five Sun Lakes communities.
Are Ironwood and Oakwood both guard gated?
Yes — both have a guard on duty 24/7. They’re two of only three guard-gated communities in Sun Lakes (Palo Verde is the third). Residents use a windshield transponder, and the guards stop visitors at the gate.
Which one has the newer homes?
Oakwood. It opened in 1994 as the last of the five Sun Lakes communities, so its homes are the newest and tend to feel more modern. Ironwood, on the other hand, opened in 1987. Its homes run larger and higher-end, but older.
Can I get a townhome in IronOaks?
Only in Oakwood. It’s the only guard-gated Sun Lakes community with lock-and-leave townhomes. Ironwood is all single-family. Also note that Oakwood townhomes carry a separate monthly fee on top of the community HOA — we confirm the exact amount and what it covers before you offer.
Is the HOA the same for both?
They run about the same — roughly $253 a month at last check — and both include the shared IronOaks amenities. Oakwood townhomes add a separate fee, and Oakwood’s fitness center is an optional yearly add-on you pay only if you use it. Of course, fees change, so we confirm the current numbers in writing before you buy.
