The newest homes, with IronOaks amenities
Oakwood was built last, so its homes are the newest in Sun Lakes. They often feel a bit more modern than the older parts of town. And because it runs with Ironwood as IronOaks Country Club, you share all the facilities across both. More than one golf course, a big shared clubhouse, pools, and courts — the most to do of the five.
So Oakwood gives you a rare mix: newer homes and the two-community amenity set. That’s its edge over Ironwood, where the amenities are the same but the homes run older.
The Sun Lakes rule holds at the edges. Outside IronOaks, you can’t use Cottonwood’s or Palo Verde’s amenities unless you’re a guest of an owner there. But you can eat at any of the five restaurants.
The one guard-gated community with townhomes
Oakwood has townhomes as well as single-family homes. That matters. It’s the only guard-gated Sun Lakes community with a lock-and-leave townhome. Want low-maintenance living and a guarded gate and the full IronOaks amenities? Oakwood is the one address in Sun Lakes that checks all three boxes.
One thing we always check on the townhomes: they carry a monthly fee on top of the community HOA. And what that fee covers varies from one to the next — sometimes exterior upkeep, sometimes more. We never assume. Before you offer, we pin down the exact amount and what’s included, in writing.
A fitness center you only pay for if you use it
One Oakwood detail worth knowing: there’s an optional yearly fee to use the fitness center. If you go, you pay it. If you don’t, you don’t. It’s not built into everyone’s HOA. That’s a fair setup — it keeps the base fee from carrying a cost non-users don’t want. We’ll tell you the current amount when you’re deciding.
Golf & daily life
Through IronOaks, you have more than one course to play, plus the full country club menu — dining, tennis, pickleball, pools, hobby rooms, and a busy calendar. There are several ways to golf here, so ask us about the current options.
