Palo Verde was the third Sun Lakes community, opening in 1983. It’s a full country club community — its own 18-hole golf course, clubhouse, dining, pools, and courts — with two things that set it apart: a 24/7 guard gate, and an all single-family layout.

Guard gated, the real kind

Palo Verde is guard gated — and it’s worth being precise about what that means, because “gated” gets thrown around loosely. Here there’s a guard on duty 24 hours a day. As a resident you get a transponder on your windshield and drive straight through; the guard stop is for visitors. That’s a real layer of security and a real point of pride for owners here.

Two of the five Sun Lakes communities are not gated at all (Cottonwood and the original Sun Lakes Country Club). If a guarded entrance is on your must-have list, Palo Verde is one of the three that delivers it.

All single-family — no townhomes

Palo Verde is single-family homes only. There are no townhomes or patio homes here, which means no townhome sub-association and no separate monthly fee to untangle. One community HOA, one number. Buyers who want a standalone home with a yard — and want the fee structure kept simple — tend to gravitate here.
