Owned Land vs. Leased Land in Arizona 55+ Communities: What You Can Really Afford

Owned land vs. leased land is one of the biggest money questions in an Arizona retirement move. Here’s what a land lease really costs, and where you can own your home and the land under it, often for about the same money.

If you’ve searched for 55+ communities in Arizona where you own the land, you’re asking the right question. In short, the answer decides what you pay every month and how safe your home is for the long haul. So below, we explain owned land vs. leased land in plain terms, run the lot rent math, and show you affordable retirement communities where you own the land.

What’s the difference between owned land and leased land?

Owned land means you buy the home and the lot it sits on. Your name is on the deed for both. Of course, you still pay property taxes and your community’s HOA or recreation dues, but no one charges you rent for the ground under your home.

Leased land means you buy only the home. Instead, the park owns the lot, and you pay lot rent every month for as long as you live there. In Arizona 55+ parks, lot rent is all over the board. A few parks still charge around $600 to $650 a month, but most run about $750 to $1,200, and it tends to go up over time.

Good news: most 55+ homes in Arizona come with the land

Every single-family home, patio home, townhome, and garden condo in the Arizona 55+ communities we serve sits on owned land. Similarly, that’s true everywhere from Sun City to Sun Lakes. By contrast, leased land shows up mainly in 55+ park-model and manufactured-home parks. Even so, some 55+ communities with manufactured homes sell the land with the home. For example, Fountain of the Sun and Sun Lakes Country Club both have manufactured homes on owned land. Those owners pay the same yearly HOA dues as everyone else, with no monthly lot rent on top.

How much does lot rent really cost over time?

At first, lot rent looks small month to month. However, it adds up fast, and you never own anything for it. Here’s the math before any rent increases:

Monthly lot rent1 year5 years10 years
$750$9,000$45,000$90,000
$1,000$12,000$60,000$120,000
$1,200$14,400$72,000$144,000

Now, compare that with owned land. Sure, you still pay HOA or recreation dues, but they’re often far lower. For example, Sun Lakes Country Club dues run about $1,842 a year, or roughly $154 a month. Meanwhile, the money you’d spend on lot rent can go toward a home that holds its value.

What happens if the park sells?

This is the risk most buyers don’t hear about until it’s too late. For instance, if a park owner sells the land or changes its use, residents on leased land may have to move their homes or sell them. It doesn’t happen often. Still, founder Jarl Kubat has seen it a few times in the last few years: a park sells, and every resident on leased land has to pull their home out or leave it behind.

What Arizona law says when a park changes use

  • 180 days’ notice. The park must give every tenant written notice at least 180 days before the change. Some parks may give more time, but you can’t count on it.
  • No rent hike right before. The park can’t raise lot rent in the 90 days before it gives that notice.
  • Some help with moving costs. Through the state’s mobile home relocation fund, a tenant can get the lesser of actual moving costs within Arizona or up to $22,500 for a single-section home and $30,000 for a multi-section home.
  • Or leave the home behind. A tenant who abandons the home can get 40% of that maximum, after signing over the title.

Even with that help, moving a manufactured home is costly, the fund may not cover it all, and older homes often can’t be moved at all. On owned land, none of this applies to you.

That’s why founder Jarl Kubat, who has spent 22+ years helping buyers in Arizona 55+ communities, doesn’t sell leased-land homes. As a result, every community on our site is one where you can own the land.

Next, here’s the part that surprises people. For about what a manufactured home plus a few years of lot rent costs, you can often own a site-built home and the land in a full 55+ community. These starting prices come from the last 90 days of sales (September 2026). Keep in mind, the lowest prices are usually patio homes, townhomes, or condos; single-family homes start higher.

All of these are retirement communities where you own the land, with no lot rent. Even so, ranges shift as the market changes, so call or text (480) 710-6326 to verify today’s numbers. For every community, see our Arizona 55+ market update, and compare dues on our Arizona 55+ HOA fees page.

How can you tell if a home is on owned land?

  • Check the listing. Arizona MLS listings show land as owned or leased. Still, a listing can be marked wrong now and then, so don’t stop there.
  • Ask for the title report. In other words, it shows whether the land transfers to you with the home.
  • Look at the property tax bill. On owned land, for example, it covers both the land and the home.
  • Ask about monthly costs in writing. Above all, if there’s a lot or space payment, it’s leased land.

Either way, we check all of this for you before you write an offer.
