Best 55+ Communities in Arizona (2026): Our Top Picks

These are the best 55+ communities in Arizona for 2026, picked by founder Jarl Kubat. So you get the best places to retire in Arizona from the West Valley to the East Valley — established Sun Cities, upscale golf resorts, and affordable hidden gems — and how to tell which is right for you.

Arizona is one of the country’s top places to retire, and it isn’t hard to see why: sunshine most of the year, dramatic desert-and-mountain scenery, no state income tax on Social Security, and communities built specifically for active adults. Also, the Greater Phoenix Valley — from Buckeye and Goodyear in the west to Mesa and the East Valley — holds one of the deepest collections of 55+ communities anywhere. For the tax side, see our guide to Arizona taxes for retirees.

Jarl Kubat, guide to the best places to retire in Arizona

Founder Jarl Kubat has spent 22+ years helping buyers and sellers in Arizona 55+ communities, and he lives in one himself, in Arizona Traditions in Surprise. So this list comes from walking these neighborhoods every week, not from a ranking website.

How we ranked the best 55+ communities in Arizona

We didn’t use a formula or paid placements. Instead, we judged the best places to retire in Arizona by the same things our buyers weigh:

  • Amenities — golf, clubs, courts, pools and the social calendar.
  • Value for the price — what you get for what you pay.
  • Resale strength — how well homes tend to hold buyer interest.
  • HOA and fees — what the dues cover and how the association is run.
  • Location — in other words, healthcare, shopping, family and the airport.
  • First-hand experience — what we see in these communities week after week.

In other words, this is a judgment call from people who sell here, not a lab test. As a result, you should still tour the top few yourself.

Best for… quick picks by buyer type

So which of the best places to retire in Arizona fits you? Here are our quick picks, based on what you care about most.

  • Best value: Sun City, with homes from about $110K. Also, Sun City West is close behind at about $160K.
  • Best golf: The Grand, with four golf courses. For example, Sun Lakes is the East Valley pick, with five country clubs.
  • Best gated: PebbleCreek in Goodyear has guard-gated sections, and Sterling Grove in Surprise is also gated.
  • Best newer homes: Sun City Festival and Heritage at Asante, because both are still building.
  • Best East Valley: On the east side, look at Sun Lakes, Sunland Springs Village, Sunland Village East and Trilogy at Encanterra.

You own the land: We focus on communities where you own your home and the land under it. That’s why you won’t find leased-land parks on this list. To learn why it matters, read owned land vs. leased land in Arizona 55+ communities.

There’s no single “best” — there’s the best for you

Of course, any list like this is really a starting point. In the end, the right community comes down to your budget, whether you want golf or a lake or just low upkeep, how much you’ll travel, and how big a community feels like home. The communities below are the ones our buyers ask about most — grouped by the kind of buyer they tend to fit. So use it to narrow the field, then let us help you compare the survivors in person.

About the prices: “Homes from” is the lowest sale in each community over the last 90 days, from the Arizona Regional MLS (fall 2026). It’s often a smaller home, a patio home or a home that needs work, so most homes sell for more. See every community’s starting price on our Arizona 55+ communities map.

Not 55 yet? There may be a door open

A 55+ community only requires that one resident be 55 or older, and federal rules let a limited share of homes have residents under 55. While a community is still building, buyers as young as 45 can often buy a new home, and some communities let a 19-or-older adult child live with a qualifying owner. However, the rules vary by community and can change — so if you’re in your late 40s or early 50s, don’t assume you’re locked out. Ask us and we’ll confirm the specific community’s policy in writing.

How to choose the best place to retire in Arizona for you

Once you’ve got a short list, the differences that actually shape daily life come down to a few things: the HOA — what the dues cover, the CC&Rs, and the community’s financial health; the lifestyle — whether the clubs, courts, and social calendar match how you want to spend your time; and the location — proximity to healthcare, shopping, family, and the airport. After all, these are exactly the details a good agent pins down for you before you write an offer, so there are no surprises after you move in. For dues, compare our Arizona 55+ HOA fees guide.

Still, the best fit depends on your budget and lifestyle. That’s why we sort the best places to retire in Arizona by buyer type above.

What is the most affordable 55+ community in Arizona?

On this list, Sun City has the lowest starting price, with homes from about $110K. In fact, it was the first active adult community in the country. Also, Sun City West and Sun Lakes start under $200K.

Golf and gates in Arizona retirement communities

Which Arizona 55+ communities have the best golf?

Which ones are gated?
