Ironwood Sun Lakes: A Buyer’s Guide to Ironwood Country Club
Planning a retirement move to the East Valley? Meet Ironwood, one half of IronOaks. Ironwood and Oakwood run together as one country club, so buying here gives you two communities’ worth of amenities and 45 holes of golf. Guard gated, upscale, established.
Ironwood was the fourth community built in Sun Lakes, and it doesn’t stand alone — it pairs with Oakwood as IronOaks Country Club. New to Sun Lakes? It’s five separate country club communities south of Chandler, not one. Ironwood and Oakwood run together as a single club, so living in either gives you everything across both — the most amenities and the most golf of any pairing in Sun Lakes.

2026 BUYER’S GUIDE
Planning a retirement move? Compare 50 Arizona 55+ communities.
Prices, HOA dues, age rules and a step-by-step buying plan, all in one guide.
First, what IronOaks actually is
IronOaks is the shared country club of Ironwood and Oakwood. Buy in Ironwood and you get the full run of both communities: a big shared clubhouse, the Oakwood Fitness and Racquet Center, pools, tennis, pickleball, and — the headline for golfers — 45 holes of golf. That’s the 18-hole Ironwood course plus Oakwood’s 27 holes across three nines. In short, no other Sun Lakes pairing comes close on golf variety.
So when you choose Ironwood over Oakwood, you’re not choosing amenities — those come with either address. Instead, you’re choosing the home. Ironwood leans larger, upscale, and established; Oakwood has the newest homes in Sun Lakes and the only guard-gated townhomes. We break the two down side by side in Ironwood vs. Oakwood.
The Ironwood Sun Lakes market right now
Naturally, the first thing buyers ask us is whether anything is actually selling. So here’s the latest MLS picture of Ironwood homes for sale and what recently sold. Keep in mind that Ironwood is a small, quiet market, so we refresh these numbers every quarter rather than every month.
As of late September 2026 (MLS report run September 28) · refreshed quarterly
What homes cost: Over the last 90 days, homes here sold from about $355,000 to about $725,000, averaging near $527,000 (the middle sale was about $507,500). On average, that works out to roughly 98% of list price, about $251 a square foot, and around 102 days on the market. At last check, the five Ironwood homes for sale were asking from about $390,000 to $700,000.
With only eight sales in the window, one big home can move the average a lot. Ranges shift as the market changes, so call or text (480) 710-6326 to verify today’s numbers. You can also compare every community on our Arizona 55+ market update.
A real 24/7 guard gate at Ironwood
Ironwood has a guard on duty around the clock. Residents use a windshield transponder and drive straight through, while visitors stop at the gate. In fact, it’s one of three guard-gated Sun Lakes communities, along with Oakwood and Palo Verde. For buyers who want security and a quiet, controlled entrance — especially snowbirds away half the year — that staffed gate is a big part of the appeal.
The homes: larger, upscale, established
Ironwood is all single-family homes — no townhomes. In other words, every Ironwood home for sale is a detached house. The homes here tend to run larger and more upscale, on established lots, many with golf-course or water views. So if you want square footage, a bigger garage, and the settled feel of a mature guard-gated community, Ironwood is usually the stronger of the two IronOaks addresses. (If a lock-and-leave townhome behind the gate is what you’re after, that’s the Oakwood side — villa sub-associations there.)
What we tell Ironwood Sun Lakes buyers
Founder Jarl Kubat has spent 22+ years helping buyers and sellers in Arizona 55+ communities, in both the West Valley and the East Valley. He lives in Arizona Traditions in Surprise, so he knows guard-gated golf community life as a neighbor, not just as an agent.
His advice for Ironwood is simple. First, decide whether you’ll really golf, because golf is a separate membership here and it changes your yearly cost. Next, decide whether you want Ironwood’s larger, established homes or Oakwood’s newer ones, since the amenities are the same either way. Finally, count the people who will live in the home, because the assessment covers two residents and a third adds 50%. Once those answers are clear, the right home usually is too. Meanwhile, we watch new Ironwood homes for sale as they come on the market, so you hear about them early.
Golf at Ironwood Sun Lakes & IronOaks
The Ironwood course is an 18-hole layout designed by Keith Foster — par 67, playing about 5,155 yards from the back tees, with five sets of tees so every level has a fair game. Add Oakwood’s 27 holes (three par-36 nines) and IronOaks members have 45 holes to move around, which keeps tee sheets open and play fresh. If a fairway view matters to you, ask us which Ironwood homes for sale sit right on the course.
| Ironwood Golf Club (par 67) | Yardage |
|---|---|
| Blue | 5,155 |
| White | 4,576 |
| Black | 4,196 |
| Yellow | 3,930 |
| Silver | 3,726 |
What golf costs at IronOaks
Golf and the Fitness and Racquet Center are not included in the HOA assessment — they carry their own memberships through the IronOaks club, so you pay for what you use. In other words, HOA dues do not fund golf. Here are the 2026 IronOaks rates at last check:
| IronOaks membership (annual) | 2026 rate |
|---|---|
| Lifestyle (golf + fitness + tennis + pickleball) | about $3,738 |
| Golf — 7-day, both courses | about $3,254 |
| Golf — 7-day, Ironwood only | about $2,903 |
| Fitness only | about $302 |
| Tennis or Pickleball (each) | about $230 |
Prefer to pay as you play? IronOaks also sells golf punch cards (5, 10, or 20 rounds). Ask us for the current options, or see all five courses on our Sun Lakes golf guide.
Pickleball and tennis at IronOaks
In addition to golf, IronOaks has the biggest racquet complex in Sun Lakes. At last check, that meant ten post-tension pickleball courts (eight of them newly built) and ten lighted tennis courts. The courts are community-owned, and the Sun Lakes Pickleball Club IronOaks runs a full calendar of play. As a result, Ironwood residents can find a game at nearly any level. A pickleball or tennis membership is a small yearly add-on (see the table above), and we confirm current court counts and fees before you buy. For more detail, see Sun Lakes pickleball.
