Real sold prices from the last 90 days, the communities where your money goes furthest, and the costs to check before you buy.
Planning a retirement move on a budget? You have more choices in Arizona than you might think. Founder Jarl Kubat has spent 22+ years helping buyers in Arizona 55+ and retirement communities, and the question we hear most often is simple: “Where can I get the most home for my money?”
This list answers it with real numbers. Every price below comes from homes that actually sold in the Arizona Regional MLS in the 90 days before late September 2026, not asking prices or online estimates. We picked communities on both sides of the Valley, so you can compare the West Valley and the East Valley side by side.

The 8 most affordable 55+ communities, one by one
1. Sun City (West Valley)
From ~$112K269 sales in 90 days
Sun City is the original Arizona 55+ community, and it still has the most lower-priced homes in the Valley. Patio homes and townhomes sold from about $112,000, and single-family homes from about $200,000. Most homes here were built in the 1960s and 1970s, so updates make a big difference in price. Many homes pay yearly recreation center fees instead of high monthly HOA dues, but always check the home you’re looking at.

Two more worth a look if you can stretch a little
Arizona Traditions in Surprise is a guard-gated 55+ golf community where homes sold for about $271,000 to $478,000. Founder Jarl Kubat lives here, and it’s one of the most affordable guard-gated golf communities in the West Valley.
The Grand (formerly Sun City Grand) in Surprise had homes sell from about $270,000. The average sale is higher, near $452,000, but with about 130 homes for sale, there are lower-priced choices if you watch closely.
What makes a 55+ home cost less?
- Home type. Patio homes, townhomes and condos usually sell for less than single-family homes in the same community.
- Age of the home. Older communities like Sun City have more lower-priced homes. A home that needs updates costs less up front but more later.
- Size. A two-bedroom plan can save you a lot over a three-bedroom plan with a den.
- Lot. Golf course and lake lots carry a premium. An interior lot often gives you the same community for less.
- Location. Casa Grande and parts of Mesa can cost less than the busiest West Valley communities.
Look at the full monthly cost, not just the price
A lower price can come with higher HOA dues, and the reverse is true too. Before you choose, add up the HOA or recreation fees, any one-time fee paid at closing, property taxes and insurance. Our Arizona 55+ HOA fees guide breaks down what each community charges. For prices across all 50 communities we cover, see the Arizona 55+ market update.

Common questions
What is the most affordable 55+ community in Arizona?
Sun City usually has the lowest prices of the large Arizona 55+ communities. Patio homes sold from about $112,000 and single-family homes from about $200,000 in the 90 days before late September 2026. In the East Valley, Sunland Village in Mesa is a strong value, with homes from about $157,000.
Are there affordable retirement communities in Arizona?
Yes. Arizona has several affordable retirement communities, including Sun City, Sun Village, Sun City West, Sunland Village, Leisure World and Mission Royale. Each one had sales under $250,000 in the last 90 days. Prices change every month, so call or text (480) 710-6326 for today’s numbers.
Can I buy a home in an Arizona 55+ community for under $200,000?
Yes, usually as a patio home, townhome or condo. Sun City, Sun Village, Sunland Village, Sun City West and Leisure World all had sales under $200,000 in the last 90 days. Single-family homes under $200,000 are rare, so expect to start around $200,000 to $250,000 for a house.
Do cheaper 55+ communities have higher HOA fees?
Sometimes. Some communities with lower home prices charge higher monthly dues, and others charge yearly recreation fees instead. That’s why we always compare the full monthly cost, not just the price. Our HOA fees guide lists each community’s fees.
Is the West Valley or East Valley cheaper for 55+ homes?
Both sides have good values. The West Valley has the most lower-priced homes, mainly in Sun City and Sun City West. The East Valley has strong values in Mesa, like Sunland Village and Leisure World. We help buyers on both sides, so we can compare them for your budget.
