The big questions
What is an Arizona retirement community?
Most people mean a 55+ or active adult community: a neighborhood where at least one resident in most homes must be 55 or older, with amenities like pools, clubs, golf, and pickleball. We cover how they work in Arizona retirement communities explained.
Do both spouses have to be 55?
Usually not. Most 55+ communities require at least one resident per home to be 55 or older. Some communities set a younger age for a spouse or partner. Check each community’s rules; our community pages above spell them out.
What is the 80/20 rule?
Federal law lets a community qualify as 55+ when at least 80% of its occupied homes have a resident 55 or older. The community decides how to use the other 20%. Learn more in our 80/20 rule guide.
Can my adult child or grandkids live with me?
Usually an adult child can: many Arizona 55+ communities let adults 19 and older live with a 55+ resident. Children and teens under 19 are usually limited to visits, often no more than 90 days a year. The rules differ by community and can change, so check each community’s page and the current CC&Rs before you buy.
What do HOA fees cover, and do they include golf?
HOA or recreation dues usually cover the community’s shared amenities, like pools, rec centers, and pickleball courts. Golf is often separate, with its own membership or green fees. Are Arizona 55+ communities gated?
Some are and many aren’t. The Grand, Sun City, and Sun City West, for example, are not gated, while Arizona Traditions and Corte Bella are. Check each community’s page.
Can I park an RV or boat at my home?

What do homes cost right now?

Can I lease out my home in a 55+ community?
Leasing rules vary a lot. Many communities set a minimum lease length and require registering tenants, and some cap the number of leased homes. Check the community’s documents before you buy if leasing matters to you.
