If you want spring training in your backyard, the West Valley is hard to beat. Four ballparks host seven teams: Surprise, Peoria, Goodyear and Camelback Ranch. In addition, they’re close to some of the biggest retirement communities near spring training in Arizona.
For example, Sun Village sits right next to Surprise Stadium, so residents can walk to a Royals or Rangers game. Meanwhile, The Grand (formerly Sun City Grand) and Arizona Traditions are only a few minutes’ drive away. On the Goodyear side, PebbleCreek and CantaMia are close to both Goodyear Ballpark and Camelback Ranch. For more on that area, see our Goodyear 55+ communities guide.
East Valley and Scottsdale: Cubs, A’s, Giants and more
On the east side, Mesa has two ballparks: Sloan Park for the Cubs and Hohokam Stadium for the Athletics. As a result, Mesa 55+ communities like Leisure World, Dreamland Villa and Sunland Village are an easy drive to a game.
Next, Scottsdale has two more ballparks, Salt River Fields and Scottsdale Stadium. Plus, Tempe Diablo Stadium, home of the Angels, is a short drive from Sun Lakes and Chandler’s 55+ communities.
Tips before you go
- Buy tickets early for the big draws. Cubs and Dodgers games often sell out, so plan ahead.
- Try the lawn seats. Also, most ballparks have grass berms that cost less than a seat and feel like a picnic.
- Ask about deals for 50+ fans. For example, Surprise Stadium has offered a half-price Thursday deal for fans 50 and older. Deals change each year, so check before you go.
- Book home tours around games. Because spring is the busiest time to visit, set up tours early and plan a morning of homes and an afternoon at the ballpark.

A note from our founder
“I live a few minutes from Surprise Stadium, and every March the whole area comes alive. Honestly, I can’t count how many buyers first came out for a week of baseball and then called me the next fall about buying. So if you’re coming for spring training, let’s set aside a morning to look at homes. I’ll show you which communities are close to your team.” — founder Jarl Kubat (22+ years)
