Want a gate? Here’s the honest map — and the difference that actually matters. Not every “gated” community has a guard, and knowing which is which is the whole point of this page.
For a lot of buyers, security and privacy are near the top of the list. But “gated” gets used loosely, and two communities that both call themselves gated can be very different in practice. Let’s clear that up first, because it changes what you’re really getting.
Guard gated vs. gated: the difference that matters
Guard gated means there’s a guard on duty 24/7. As a resident you get a transponder on your windshield and drive straight through; the guard stop is for visitors. That’s a real, staffed layer of security.
Gated (without a guard) means there’s a gate, but nobody’s stationed there. It still keeps casual through-traffic out and adds privacy, but it’s not a manned entrance. Both are perfectly good — they’re just different, and they’re priced differently. We never blur the two, because the distinction is exactly what you’re paying for.
First, though: you don’t need a gate
If you’re moving from out of state — or from Canada, as so many of our buyers do — it’s easy to assume you should only look at gated communities. You shouldn’t feel that way. Some of the very best 55+ communities in the Valley aren’t gated at all, and people love them. A guard gate is genuine peace of mind for some buyers, and that’s completely valid — but the lack of one should never make you feel a community is less safe, or that a smaller budget shuts you out of a wonderful place.
Here’s what surprises newcomers most: these communities are genuinely lived in and watched. Roughly 40 to 60% of residents are here year-round (and that share has been climbing) — so there’s almost always someone up, home, and looking across the street. I lived in Sunland Village East, which isn’t gated, and a neighbor once asked me if my wife was okay because he’d noticed she’d been gone about three weeks. He’d been quietly keeping an eye on the house the whole time. You don’t get much better security than neighbors like that.
And the watchfulness is organized now. A majority of the larger non-gated communities run their own nighttime security patrol from sunset to dawn. Most also have community Facebook and Google groups and group text chains — so if someone’s going door-to-door in a community that’s posted no-soliciting, everyone gets a heads-up within minutes. A gate is a preference, not a requirement. If the perfect home for you is in an open community, don’t let the missing gate talk you out of it — we’ll help you weigh it honestly.

What’s the real difference between gated and guard gated?
