The Grand — formerly known as Sun City Grand — is a 45+ active adult community developed by Del Webb in the city of Surprise, Arizona. Located approximately 18–25 miles northwest of downtown Phoenix, the community sits along Bell Road in what locals call “Retirement Row,” flanked by Sun City West, Arizona Traditions, and Sun City Festival.
Del Webb broke ground in October 1996 and completed the last home in December 2005. The community spans over 4,000 acres and is home to approximately 9,552 single-family homes and 252 condominium units — totaling roughly 9,800 residences with over 20,000 residents.
In 2023, the community officially rebranded from “Sun City Grand” to “The Grand” to reflect its newer, lower 45+ age requirement and attract a fresh wave of active retirees and empty nesters. The rebrand also coincided with the opening of the new on-site restaurant Maple & Rye.
