The honest short answer is the one that never goes out of style: the best time to buy is when the right home comes along — one that checks your boxes on price, location, lifestyle, and amenities. A great home in a community you love is worth more than a few thousand dollars of seasonal timing. That said, when you shop really can move the price, and in Arizona the pattern runs opposite to what most people expect.
Why winter costs more: the snowbird effect
Arizona’s winter visitors — snowbirds — come down from Canada and the northern states for three to six months a year (Minnesota sends a big contingent). They typically head south around mid-October, go home for the holidays, settle back in for the new year, and leave by around May. That seasonal surge of buyers is exactly what drives winter prices up. Shop when they’ve gone home, and you’re competing against far fewer people.
Where the real deals hide
Beyond the season, motivated sellers are where value lives. Worth watching for:

As Arizona home values have climbed, more 55+ buyers are flipping the old snowbird script. Instead of wintering here and living up north, they make Arizona the primary home — six to nine months a year — and escape the summer heat with a motorhome or a seasonal rental back in their home state.
